Application Criteria

Reasons your application could be immediately rejected:


  • Credit Score below 600
  • You have been evicted by a landlord within the last five years.
  • You owe money to a previous landlord.
  • You have an open bankruptcy.
  • You have a felony conviction(s) that may include crimes against a person or property, manufacturing or distribution of a controlled substance, sex-related crimes, or theft by check or fraudulent check-related offenses as permitted by city or county ordinance.
  • Your identity cannot be verified.

*Due to credit score and income requirements, a co-signer may be allowed if the applicant does not qualify independently.

Applicants or a designated representative must personally view the property (including the interior) and agree to accept it in the documented Move-In Ready condition. No consideration will be given to cosmetic concerns raised after an application is submitted.

It is important to note that any misrepresentations in this application will result in immediate denial of the application or termination of any lease agreement entered into as a result of this application.

Non-Refundable Application Fee : $50.00 Per Adult Applicant

Income Requirements


  • Gross income (including co-applicant) shall be A MINIMUM of three (3) times the rent amount.
  • Income includes sources other than employment.
  • Ability to pay all deposits and rent in full before move-in.
  • Vouchers, such as section 8, are accepted for all of our properties. The income requirement for a voucher recipient is three times the applicant's portion of rent, not three times the full rent price.

Employment History:


  • Twelve (12) months of current employment or twelve (12) months in a similar job.
  • Self-employed persons must show proof of income (tax returns, etc.)
  • Other stable income may be acceptable if there is NO employment.
